At Kamui Resort, we are developing a comprehensive property management service designed specifically for villa owners. Whether you plan to use your home as a private retreat, generate rental income, or enjoy a combination of both, our team will help ensure your property is cared for year-round.

From regular inspections and maintenance coordination to guest services, housekeeping, snow management, and rental bookings, our goal is to provide a seamless ownership experience. With local staff on the ground and a deep understanding of the resort, we can oversee the details so you can focus on enjoying your investment.

For owners who wish to make their property available for holiday rentals, we are establishing a centralised booking and management platform that will professionally market, manage, and maintain participating homes while delivering a consistent guest experience across the resort.

As Kamui Resort continues to grow into a year-round mountain destination, our property management team will provide the local support, expertise, and peace of mind that every homeowner deserves.

Below are some important laws/regulations that you will need to consider.

 Japan’s Minpaku Law  Japan’s Minpaku Law

 Japan’s Minpaku Law (The Private Lodging Business Act) legalizes and regulates short-term rentals, like Airbnb. It requires hosts to obtain a prefectural registration number, caps annual rentals at 180 days (from April 1 to April 1), and mandates strict fire safety compliance and local zoning approvals.

Key Regulations at a Glance:

  • 180-Day Limit: Properties can be rented for a maximum of 180 nights per calendar year. Local municipalities can impose tighter restrictions or blackout dates.
  • Registration & Reporting: Hosts must file a notification with the local government to get a license. There are bi-monthly reporting requirements to track guest turnover.
  • Absentee Owner Rules: If the host does not live at the property during guest stays, they must hire a licensed residential lodging management company to oversee operations.
  • Safety & Sanitation: Homes must meet specific size, equipment (kitchen, bathroom, toilet), and fire safety standards similar to hotels if operated without an on-site owner.

We are establishing a licensed lodging management company, which will be operated by Hokkaido Global KK (the current owners of Kamui Resort) to oversee and support all property owners and will provide the following services to them:

  • Market Kamui Resort internationally and manage bookings for all available accommodation options (non-exclusively for the hotels and branded residences) 
  • Our plan is to obtain a Ryokan License for the resort, which a property can sit under, this provides an unlimited number of rental days per year and reduce other holiday rental obligations for each owner
  • Manage all guest payments and communication including check in/out
  • Cleaning and linen services
  • Maintenance reporting and emergency response
  • Collection and distribution of rental income
  • Compliance with local tourism and safety regulations

Our Property Management and Booking Service is designed to provide owners with a seamless and professional holiday rental experience while maximising the potential of their investment and allowing owners to enjoy the benefits of resort ownership without the operational burden. By leveraging the strength of the Kamui Resort brand, curated guest experiences and year-round tourism demand, owners gain access to a professionally managed rental program that enhances occupancy, protects property standards and creates a high-quality guest experience aligned with the vision of the resort.

Property owners may decide to retain their property for personal use and operate private bookings, this activity in direct competition to the Kamui Resort promotion and booking service.
