Niseko and Furano are established international mountain destinations with mature property markets, extensive accommodation and strong brand recognition. Kamui offers a different proposition: the opportunity to enter an emerging, master-planned resort at an earlier stage of its development. Unlike a greenfield destination, Kamui is being developed alongside an existing ski mountain with established infrastructure, terrain and visitor demand. The resort is also approximately 30 minutes from central Asahikawa, giving owners and guests convenient access to a major regional city, its airport, restaurants, shopping, healthcare and year-round tourism economy. Kamui may therefore appeal to purchasers seeking a lower entry point than many established resort locations and the potential to participate in the long-term development of a new four-season destination. As with any emerging resort, future capital growth, rental demand and liquidity are not guaranteed and depend on successful project delivery and market adoption.
Kamui’s current residential land pricing provides a more accessible entry point than many established Hokkaido resort locations. Based on indicative asking prices referenced in the October 2025 Investment Memorandum, Kamui’s Stage 1B pricing was approximately 25% to 80% lower than selected advertised land prices in Furano and Niseko. These historical comparisons were based on properties advertised in April 2025 and are indicative only. They are not like-for-like comparisons or current independent valuations. Purchasers should consider the total cost of land, construction, infrastructure, management and ownership, together with location and development status. Future releases at Kamui are expected to be priced progressively higher as the resort develops; however, no future price increase or investment return is guaranteed.
Kamui combines an existing ski mountain with a new master-planned village. Kamui Ski Links already offers a gondola, five chairlifts, 25 runs, approximately 600 metres of vertical terrain, groomed skiing, tree skiing and silky Hokkaido powder. The residential and hospitality development is being planned as a coordinated destination, with architectural guidelines intended to create a cohesive mountain village rather than an unplanned collection of individual properties. Its proximity to Asahikawa also provides access to an established workforce, construction companies, suppliers, transport infrastructure and essential services. The investment proposition is therefore supported by both an operating mountain and a broader destination-development strategy.
Yes. Stage 1A comprised 28 plots, all of which were reserved with deposits paid. By August 2026, a total of 46 plots had been reported as reserved across the residential releases. Purchasers have come from Singapore, Taiwan, Australia, Japan and the United States, and include Japanese real estate companies. This early demand has been achieved before completion of the village's civil infrastructure and wider hospitality development. Reservations demonstrate interest in the concept and location, but they are not the same as completed property settlements and should not be treated as evidence of guaranteed future price appreciation.
Kamui is approximately 30 minutes from central Asahikawa and approximately 55 minutes from Asahikawa Airport. This gives owners and guests access to the restaurants, shopping, medical services, cultural attractions and transport connections of Hokkaido's second-largest city. For the development, Asahikawa provides access to labour, contractors, suppliers and services that can be more difficult or expensive to secure in isolated resort areas. The city and wider region also attract visitors throughout the year. This supports Kamui's positioning as both a mountain destination and a gateway to Central and Northern Hokkaido, rather than a stand-alone winter enclave.
Four-season tourism is a core part of the Kamui strategy. Through Miura Adventure, Hokkaido Global has introduced and is developing activities including mountain biking, e-biking, stand-up paddleboarding, water trekking and a host of additional adventure experiences to come.. The wider region also offers hiking, cycling, golf, national parks, cultural experiences and seasonal food tourism. Hokkaido Global is developing multi-day itineraries and travel-trade partnerships designed to connect Kamui and Asahikawa with destinations across Central and Northern Hokkaido. This strategy may create opportunities for owner use and rental demand beyond the ski season. Actual occupancy and rental performance will depend on the property, visitor demand, operating arrangements and the continued development of Kamui's year-round tourism offering.
The residential village is one part of a broader resort plan that includes areas intended for hotels, branded residences, wellness, restaurants, retail and other visitor amenities. Hokkaido Global has been progressing discussions with potential development partners for several accommodation and commercial concepts. Akasha Sanctuary is also progressing a regenerative lifespan/wellness concept within the resort. If delivered, these facilities would broaden the guest experience, raise the destination's profile and provide additional amenities for owners and visitors. However, individual projects remain subject to commercial agreements, finance, approvals and construction programmes, and should not be regarded as completed or guaranteed until formally confirmed.
Hokkaido Global Co., Ltd. is the company leading the development of Kamui Resort. Its Japanese and international team brings together experience in resort development, property, tourism, marketing and adventure operations. The leadership team includes co-founder and director Nigel Abbott, whose experience includes helping shape Hanazono Niseko into one of Hokkaido’s leading international resort destinations, and renowned adventurer and Olympian Gota Miura, who brings a lifetime of experience in snowsports, outdoor adventure and destination experiences. Hokkaido Global’s role extends well beyond residential land sales. The company is responsible for the resort master plan, civil infrastructure, development coordination, and the proposed new lift and associated terrain. Through Miura Snowsports and Miura Adventure, the group is also developing the winter and summer experiences that will support Kamui’s growth as a four-season destination. This integrated approach allows the physical development of the resort, its mountain infrastructure and its tourism operations to be planned together—creating a coordinated destination rather than simply a collection of property developments.
The resort's management model is being developed to allow owners to participate in a centrally managed accommodation programme, subject to the required licences, property eligibility and operating arrangements. Kamui Resort Services Co., Ltd. is intended to manage services including property management, accommodation operations and guest experiences. Owners may be able to make an eligible property available for short-term accommodation when they are not using it themselves. Rental returns are not guaranteed. Performance will depend on the property's design and availability, guest demand, occupancy, nightly rates, operating costs, management fees, taxes and applicable licensing requirements. Any financial projection should be assessed separately for the individual property.
Kamui is an emerging resort development, and purchasers should distinguish between the existing Kamui Ski Links operation and the new residential village and future resort facilities. As of September 2026, Hokkaido Global has advised that the development approval is in the final administrative process. The current programme anticipates civil works commencing in October 2026, with completion targeted for August 2027. Villa construction is expected to commence from September 2027. These dates remain subject to approvals, contractor programmes and other development factors. The proposed lift, hotels, commercial facilities and other resort components are planned for subsequent development stages. Risks include approval and construction delays, cost increases, changing visitor demand, currency movements, property liquidity and the timing or delivery of supporting infrastructure. Purchasers should take independent legal, tax and financial advice and consider whether the investment suits their objectives and intended holding period.
